PREPARE FOR YOUR SHOOT

High-end professional photography is one of the most important tools in 2023 to not only list your property, but to sell it for a higher price at a faster pace. If you are reading this, you have come to the right place to learn what it takes to prepare for your shoot.

This will not only help you understand how symbiotic the relationship is between the realtor, the homeowner and the photographer for a succesful shoot, but it will also help you show your client that you know exactly how to handle the process from start to finish to get the best results possible. 

See below for a detailed list to go over before each and every shoot with your client that will not only lead to success during the actual shoot, but also long after as the property is viewed hundreds of times online once you go live with your listing. 

INTERIOR 

  • One of the first things that should be obvious but can't be understated is to make sure that the house is clean, and presentable
  • De-clutter as much as possible and remove any and all personal items including family photos, religious items, and anything political
  • Make sure that all lights are turned on, and all ceiling fans are turned off
  • Check for any lightbulbs that are burnt out, or missing altogether and have them replaced before the shoot
  • Be sure that all curtains/blinds are open to maximize the amount of available light in the home
  • Make sure that anyting pet-related is tucked away and hidden including water bowls, toys, beds, crates
  • Consider adding some "pops" of color with fresh fruit, or a vase of fresh flowers
  • Remove all small floor rugs, especially in bathrooms to reveal the actual flooring
  • Clear all items from kitchen counter tops and refrigerater doors including magnets, photographs and paperwork
  • Make all beds in the bedrooms, put away clothing, personal items, and clear any nightstands
  • Remove as many cords as possible including phone chargers, computer chargers, etc. 

 

EXTERIOR

  • The number one thing for the exterior is to clear all vehicles from the driveway for a clear view of the front of the property
  • Remove all trash cans and recycle bins and put them in the garage if possible 
  • Roll up and remove all hoses in both the front and rear
  • Potentially cover up any dry/exposed dirt spot with fresh mulch to help make more presentable
  • Open patio umbrellas, straighten-chairs/tables and make the yard looked lived-in to give perspective for potential buyers
  • Remove all debris of of the roof, this is especially important for drone photos/video
  • Sweep the driveway, and sidewalks as well as preparing the lawn by mowing, edging, and clearing weeds/dead plants
  • Have a plan for pets during the shoot by either having a room for them to go in, or be with a neighbor/family member during the shoot

 

TWILIGHT

  • The most important thing for twilight is to double check and make sure all lights are working both interior and exterior
  • Turn on every light inside the home, and every light outside as well including pool/jacuzzi
  • Check bulbs before the shoot, as it is crucial to have them all working with a very limited time frame to shoot
  • String lights are an affordable option to really make a property pop with twilight photos 
  • The more light, the better. Make sure all windows/blinds and curtains are open
  • Keep home clean and clutter free as you will see inside the home during the shoot exposing kitchen counters, living room, bedrooms, etc.
  • Make sure that all windows stay clear and everyone at home is out of the way of any windows as to not be in the shots. 

 

It is very obvious in the final results when the pre-shoot prep has been executed properly. Without question it will help the property stand out while allowing us to capture the unique features that will ultimately lead to a faster, higher dollar sale.
